Lorraine, I'm very sorry to hear of the difficulty you find yourself in.

In these circumstances it is almost always best to try an reach an understanding with the existing lender and it is vital to do this early.

Now we have discussed the position at more length, I hope you will feel more confident about your options, among which would be our helping you refinance the loss at around 3% to 3.50%.

Please get back to me personally if I can help further,

I have been looking at your website and would be interested in your advice please
on the subject of re-mortgaging:

Briefly, we are resident in France and took out a 15 year (5.15% int) commercial french mortgage with Banque Populaire in 2006 to purchase a Bar business but sadly in 2009 were not earning enough to continue with the business and pay the mortgage.

After much discussion we made an arrangement with the bank to not pay the mortgage for 12 months whilst we endeavoured to find a buyer.

Unfortunately we were not lucky with that either, and whilst we have found work in France we have now been paying the mortgage for nearly a year, but are struggling to keep this up.

We have recently had an offer from the Mairie of the village to buy the Bar,which is 35000€ below the balance of the mortgage, so if we accepted would need to somehow finance this deficit - and have spoken to the Bank and asked their advice, but the guy is on holiday so we will have to wait.

We do own another property which we are currently living in and is mortgage free,
but would mention that we are 56 years and 62 years of age so we are limited in our options, but we would like to know what you
think our options are please.

Thanking you in advance.
